General Warranty Deed

In a general warranty deed, the grantor makes a series of legally binding promises (known as
"covenants")to the grantee and his heirs and assigns that the grantor will warrant and defend
the title conveyed against the claims and demands of all persons whomsoever.

The usual covenants for title included in warranty deeds in North Carolina are (1) the covenant
of seisin and the right to convey "... grantor has the the estate or right to convey the
estate..."; (2) the covenant against encumbrances "... guarantee by the grantor that there are
no judgement liens, attachments, mechanics' or materialmen's liens, taxes, assessments, or
other claims against the property..."; and (3) the covenant of warranty and quiet enjoyment
"... grantee will not be disturbed at any time in the future because his grantor had a defective
title...".
